A Houston-based developer has added a 100%-leased San Marcos industrial property to its growing portfolio.

Triten Real Estate Partners bought the Central Texas Logistics Center in San Marcos on Sept. 23, according to an announcement. The industrial property is Triten’s first purchase in the Austin area and its largest industrial purchase ever.

“In the past year alone, we have broadened our traditional industrial and industrial outdoor storage portfolio to include properties in Atlanta, Dallas, Philadelphia, and Washington, D.C.,” stated Will Hedges, partner at Triten. "We are pleased to add Austin to that growing list, as we now find ourselves positioned in one of the fastest-growing counties in the nation.”

Central Texas Logistics Center, located on roughly 46 acres at 1551-1600 Clovis R Barker Road, encompasses 485,885 square feet across seven buildings. It's 100% leased, with 15 national and regional tenants, although Triten declined to disclose the names of the companies that have set up shop at the property.

The logistics center is located near I-35, placing it along the bustling regional artery that connects Austin and San Antonio. Notable employers that are nearby include an Amazon fulfillment center and an H-E-B distribution center.

A purchase price wasn't disclosed. For tax purposes, the two lots that make up the purchase were most recently appraised at a combined $36.8 million, according to the Hays Central Appraisal District.

The property seller wasn't disclosed, but SMTX I LLC is the most recent property owner listed on HCAD.

Commercial real estate firm Newmark's Dom Espinosa, Joshua Villarreal, Stephen Bailey, Dustin Volz and Zach Riebe represented both the buyer and seller in the deal.

Triten is a real estate investment and development firm with offices in Dallas, Los Angeles, Atlanta and Baltimore. Founded in 2011, the firm has built or purchased nearly 50 supply chain properties totaling nearly 500 acres and valued at more than $450 million.
