Longtime Plano Engineering Firm Expands at Assembly Park Mixed-Use in East Plano

A civil engineering firm is growing its footprint in Plano.

Spiars Engineering Inc. recently signed a 32,000-square-foot lease at Assembly Park in Plano, where it plans to consolidate two existing offices, according to a Sept. 30 announcement.

The Plano-based company expects to move into its new space at 6200 K Ave. in spring 2027 with about 80 employees. Spiars, which has operated in the Plano area for nearly 25 years, plans to grow its workforce to between 115 and 120 employees in the coming years, with hiring across engineering, project management, surveying, CAD design and administrative roles.

Representatives at Spiars pointed to Assembly Park's location, campus-style environment, accessibility, design and room for future expansion as reasons for choosing the site. Location has become a key selling point for Plano as more and more companies continue to expand or establish a presence in the city, which now has more than 300,000 residents and ranks as the ninth-largest city in Texas.

“Assembly Park gives us the opportunity to bring our teams together under one roof, strengthen collaboration across our disciplines and create a strong foundation for continued growth while remaining firmly rooted in Plano for years to come," Spiars CEO Tim Spiars said in a statement.

Assembly Park is a 26-acre mixed-use development owned by Triten Real Estate Partners⁠. The project reflects a broader shift in office real estate as companies continue to search for ways to entice workers back into the office. The site combines office space with restaurants, luxury apartments and outdoor amenities in a walkable, park-like setting that is appealing to today's workforce.

Julee Amparo and Tommy Nelson of CBRE⁠ represented Triten in the lease. Mac Morse and Katherine Pool of Citadel Partners LLC represented Spiars.
