M-K-T, a mixed-use development at 600 N. Shepherd Drive in the Heights owned by Triten Real Estate Partners, Radom Capital and Longwarf Capital, has added several new boutiques to its tenant roster.

The new additions include Tijon Parfumerie, a French Caribbean-inspired fragrance store; MYX Blend Bar, which specializes in selling customizable lipsticks; and Training Mate, an Australian-inspired fitness concept.

We’re excited to welcome these new tenants and continue shaping Houston Heights as a hub for inspired living."

Tijon Parfumerie offers customers the opportunity to design their own signature fragrance via interactive perfume-making classes. Each customer received a lab coat and a workbook and can craft a fragrance from more than 300 oils. They can bottle and name the fragrance they like best and will receive a certificate with a formula should they wish to reorder it in the future.

Along with Houston, the fast-growing company currently has five locations but will soon add stores in Atlanta; Phoenix; Nashville, Tennessee; and Key West, Miami, Pensacola, and Tampa, Florida, according to its website.

The Houston location is scheduled to open later this month.

MYX Blend Bar, meanwhile, allows customers to craft their own custom lipstick shades to allow for a tailored beauty routine.

The store was originally signed as a temporary tenant at M-K-T, but it is now in the process of building out a permanent space after several months of successful operation, Triten Real Estate Partners said.

The M-K-T location is MYX Blend Bar’s third location, adding to stores in Dallas and Plano.

Finally, Training Mate aims to offer a lighthearted approach to physical fitness, offering 45-minute, high-intensity training sessions that the company said can burn up to 1,000 calories per class.

The gym will be in Building 1, next door to SMYL Dentistry and is scheduled to open this spring.

The 214,000-square-foot M-K-T development began opening in 2021 and won the Mixed-Use category of the Houston Business Journal's 2022 Landmark Awards.

In September, Houston-based Berg Hospitality opened a new soda fountain concept called Buttermilk Baby in the development, offering ice cream products by Carvel, a New York favorite known for its Fudgie the Whale cakes. Buttermilk Baby occupies a 3,100-square-foot space in Suite B-250.

Also last year, Radom Capital and Triten Real Estate Partners submitted a filing to the Texas Department of Licensing and Regulation, outlining plans to build two new speculative retail suites at M-K-T. Each of the suites is about 5,500 square feet, the filing said.

TDLR filings are preliminary and are often subject to change.

News of the new spec suites at M-K-T came just a few months after Radom Capital and Triten Real Estate Partners announced plans to collaborate on a new mixed-use project next to M-K-T.

The two companies confirmed in May 2024 that they plan to convert a one-time meat-packing plant in the Heights into a nearly 5-acre mixed-use development.

When the project is complete, the former Swift and Co. refinery complex at 621 Waverly St. will offer a 60,000-square-foot mix of retail and creative office space that will also have up to six restaurants.

Additional green spaces and pedestrian pathways will connect that development to M-K-T.
