Bayport North Logistics Center, developed by Triten Real Estate Partners, is a two-building industrial complex strategically located in Pasadena, Texas, near the Port of Houston. This Class-A complex consists of two main facilities: a 102,863-square-foot dock-high distribution facility at 9701 New Decade Drive and a 233,190-square-foot cross-dock distribution center at 4100 Malone Drive. Completed in 2019, these buildings feature modern specifications such as 30 to 36-foot clear heights, dock-high doors, drive-in ramps, ESFR fire protection, LED lighting, and ample trailer and car parking. Positioned within the Bayport North Business Park, the logistics center offers tenants immediate access to the Port of Houston's Barbours Cut and Bayport Container Terminals.

In June 2021, Triten sold the Bayport North Logistics Center, along with the Underwood Port Logistics Center in Deer Park, to affiliates of Lexington Realty Trust. This fully leased, three-building portfolio totaled 738,701 square feet, attracting investor interest due to its scale and prime location in a high-demand submarket with limited land availability. The transaction highlights Triten’s ability to develop and reposition industrial assets in key logistical hubs, meeting the rising demand for advanced distribution facilities near major ports.
