Sixty Sixty at the Crossing, located at 6060 North Central Expressway in Dallas, Texas, is an eight-story office building originally constructed in 1972. In 2010, the building underwent a renovation, and in 2017, Triten Real Estate Partners acquired the property in a joint venture with Convexity Properties. Following the acquisition, Triten initiated a comprehensive value-add renovation to modernize the facility and enhance tenant experience. The upgrades included the addition of a fitness center, an updated restaurant amenity, a conference center, and an updated lobby. Wi-Fi hotspots were installed throughout the building, and the elevators were completely replaced and refinished. These improvements significantly increased the property's appeal, leading to higher rental rates while retaining many existing tenants. Additionally, to facilitate future development, Triten conducted studies confirming the feasibility of adding three levels to the existing parking garage, thereby increasing parking capacity and allowing for the development of over 1.5 million square feet of approved zoning rights. The property's prime location on North Central Expressway, just north of Mockingbird Lane, places it in one of Dallas's most affluent areas, surrounded by Highland Park, Southern Methodist University, and the George Bush Library.
