The Swift Building, located at 621 Waverly Street in Houston's Heights neighborhood, is a historic industrial complex undergoing redevelopment by Triten Real Estate Partners and Radom Capital. Originally constructed in 1909 as a meatpacking and cottonseed oil refinery for Swift & Company, the site is being transformed into a mixed-use destination that preserves its industrial heritage while introducing modern amenities. The project will offer over 60,000 square feet of space, including retail areas, small offices, and up to six restaurants, each featuring patios overlooking the Heights Hike-and-Bike Trail. The design, led by Michael Hsu Office of Architecture, emphasizes green spaces and pedestrian pathways to seamlessly integrate with the adjacent trail. Construction is expected to begin later this year, with completion anticipated in 2025. This redevelopment reflects Triten and Radom's commitment to adaptive reuse, aiming to create a vibrant community hub that honors the site's historical significance.

Adjacent to the Swift Building is M-K-T Heights, another collaborative project by Triten and Radom. This mixed-use development transformed five former industrial buildings into a vibrant destination featuring approximately 200,000 square feet of creative office and retail space. Designed with an emphasis on walkability and community engagement, M-K-T Heights includes an urban boardwalk along the Heights Hike and Bike Trail, green spaces, and architecture that preserves the area’s industrial heritage.

The proximity of the Swift Building to M-K-T Heights creates a cohesive urban environment that enhances the community's appeal, offering residents and visitors a seamless blend of historical charm and modern amenities.
